What is the Renters' Rights Act Information Sheet?

It's a mandatory government document that explains tenants' rights — rent increases, repairs, pets, eviction protections, and more. Published by MHCLG on 20 March 2026. Every landlord must give a copy to every tenant.

Can I just email a link to the PDF?

No. Sending a link is NOT valid service. You must provide the actual document — either a physical printed copy or the PDF file attached to an email. Links can break, be blocked by spam filters, or become inaccessible.

What's the fine for not providing it?

Up to £7,000 per tenancy (first offence, starting at £4,000). Up to £40,000 per tenancy for repeat offences. Fines apply per tenancy — 5 tenancies could mean up to £35,000 in first-offence fines.

When is the deadline?

31 May 2026 for all existing tenants. New tenancies starting after 1 May 2026 must receive the Information Sheet before or at the start of the tenancy.

What counts as valid service?

Hand-delivering a printed copy, posting a printed copy (use recorded delivery), or emailing the PDF as an attachment. Keep proof of delivery — you'll need it if a local authority investigates.

Do I need to serve it to every tenant in an HMO?

Yes. Each tenancy agreement in an HMO requires separate service. A 5-room HMO with individual tenancy agreements = 5 separate copies. Each tenant needs their own and you need proof for each one.
