1. Introduction

These Terms of Service ("Terms") govern your use of the BoroughReady website and platform ("Service") operated by BoroughReady ("we", "us", "our"). By accessing or using the Service, you agree to be bound by these Terms. If you do not agree to these Terms, you must not use the Service.

2. About the Service

BoroughReady is a directory and lead-routing platform that connects property owners, landlords, and managing agents with fire risk assessors and property compliance service providers across UK boroughs. We act as an intermediary, facilitating introductions between users seeking compliance services and providers offering those services.

We do not directly provide fire risk assessments, EICR, EPC, or any other compliance services. All services are performed by independent third-party providers listed on our platform.

3. Use of the Platform

You may use the Service to:

• Browse provider listings and service information.
• Submit quote requests through our forms.
• Contact providers through the details provided on their listings.

You agree not to use the Service for any unlawful purpose, or in a way that could damage, disable, or impair the Service. You must not attempt to gain unauthorised access to any part of the Service, or any systems or networks connected to it. You must not submit false, misleading, or spam content through our forms.

4. Lead Generation Service

When you submit a quote request through BoroughReady:

• Your request details and contact information will be shared with up to 3 relevant providers who serve your area.
• Providers may contact you directly using the information you provide.
• We do not guarantee a response from any provider, nor do we guarantee the quality, pricing, or availability of their services.
• The quote request service is free for users. There is no obligation to proceed with any provider.

5. Provider Listings

Provider listings on BoroughReady are based on information provided by the providers themselves, publicly available data, and our own verification processes. While we make reasonable efforts to ensure accuracy:

• We do not warrant the accuracy, completeness, or reliability of any listing information.
• "Verified" badges indicate that a provider has passed our verification process. This does not constitute an endorsement or guarantee of their work quality.
• "Featured" listings are paid placements and do not indicate superior service quality.
• You should independently verify any provider's qualifications, insurance, and credentials before engaging their services.

6. Provider Relationships

Any contract for services is formed directly between you and the provider. BoroughReady is not a party to any agreement between users and providers. We are not responsible for:

• The quality of work performed by any provider.
• Any disputes between users and providers, including pricing, scheduling, or service delivery.
• Any loss or damage arising from your engagement with a provider found through our platform.

7. Intellectual Property

All content on the Service, including text, graphics, logos, and software, is the property of BoroughReady or its licensors and is protected by intellectual property laws. You may not reproduce, distribute, or create derivative works from our content without prior written permission.

8. Limitation of Liability

To the fullest extent permitted by law:

• The Service is provided "as is" and "as available" without warranties of any kind, whether express or implied.
• We do not guarantee uninterrupted or error-free operation of the Service.
• We shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service.
• Our total liability for any claim arising from or related to the Service shall not exceed the amount you have paid to us (if any) in the 12 months preceding the claim.

Nothing in these Terms excludes or limits our liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited by English law.

9. Indemnification

You agree to indemnify and hold BoroughReady harmless from any claims, losses, damages, liabilities, and expenses (including legal fees) arising from your use of the Service, your breach of these Terms, or your violation of any third-party rights.

Your use of the Service is also governed by our Privacy Policy, which explains how we collect, use, and protect your personal data.

11. Modifications
