After April 30, the only way to evict requires full compliance
Section 21 “no-fault” eviction is being abolished. From 1 May 2026, the only route to possession is Section 8 — which requires your property to be fully compliant.
No compliance = no eviction rights
Under Section 8, courts will check your compliance status. Missing an EICR? No fire risk assessment? Your possession application will be rejected. Problem tenants stay. You pay their legal costs.
