What BS 7671 Amendment 4 Means for Landlords

As of April 15, 2026, Amendment 4 of the 18th Edition Wiring Regulations (BS 7671) is now in effect across England and Wales. This is the standard that governs all electrical installation work, including Electrical Installation Condition Reports (EICRs).

What changed:

  • Updated EICR report format — Reports issued from April 15 onward must follow the new Amendment 4 format. Existing valid EICRs remain acceptable until they expire.
  • New inspector qualification requirements — All inspectors must meet updated qualification standards by October 1, 2026. During the transition period (April 15 – October 1), inspectors registered with NICEIC, NAPIT, or other competent person schemes can continue working while transitioning.
  • Technical updates — Amendment 4 includes updates to earthing arrangements, RCD requirements, and arc fault detection provisions relevant to modern installations.

What landlords should do now:

  • When booking a new EICR, ask your electrician if they are working to the Amendment 4 standard.
  • Check that your provider is registered with a recognised competent person scheme (NICEIC, NAPIT, ECA, or similar).
  • If your current EICR is still valid, you do not need to get a new one immediately — but your next EICR will be issued under the updated standard.
